If you remember when a little boy named Michael was in a boy band called The Jackson Five, Claude, once again, is for you. So I hope you get what I'm putting down here. It's not only for the tech bros. It's not TikTok, even though I will say TikTok is for everyone, but it's not for Gen Z influencers. Claude is for everyone who wants to work efficiently and effectively. Claude is for agents just entering the field, and it's also for agents who've been in the game for a little while. Today I'm going to show you exactly why Claude is better than ChatGPT for most of your real estate task. I'm going to talk to you about how to transfer everything that you've already taught ChatGPT, if that's what you're using, over to Claude in less than 10 minutes, how you should set up Claude so that it actually understands your business and your voice. Welcome back. I'm Candace Coleman, a real estate attorney here at Blair Cato Pickeringcaster Line. Each week on this podcast, I break down practical AI tools that help real estate agents work smarter without the overwhelm and without the tech jargon. So for the past 10 episodes, I've been saying you can use ChatGBT or Claude for almost every task that we've covered, whether it was listing descriptions or client emails, we went over CMAs, and same with neighborhood research. So all of it. But Claude is much better for most of those tasks. So today I'm finally explaining the difference, showing you when each tool is better and walking you through how to switch from using ChatGPT to Claude or how to set up Claude from scratch if you haven't been using any AI platforms. So here's what we're covering today: why Claude is better for real estate work and it's built for you, not just for tech people. Second, we'll discuss when to use ChatGPT versus when to use Claude. They're both good tools, but they're good at different things. Third, we're gonna talk about pricing. I'm gonna talk to you about which one I think is worth paying for and the privacy differences between the free versions and the paid versions of both of these apps. Fourth, I'm gonna show you how to set up Claude properly, custom styles, projects, all the settings that a lot of people skip. And fifth, we'll talk about how to use Claude to really speed up your business. So if you've been using ChatGPT, I'll show you how you can transfer that information. And then if you're starting out fresh, I'll give you the exact template as far as what you should use. And of course, I'm not gonna leave without giving you some legal reminders. So by the end of this episode, you'll know exactly which tool to use for which task, and you will have Claude set up and ready to work for you. Let me just start by saying this. Chat GPT is not a bad tool, it is incredibly powerful. If you've been using it, you already know this, and millions of people are using it every day. I think that's why we're getting stuck there. We've we used it, it was our first dip into AI. It has the name recognition, and for certain tasks, it is great and actually better than Claude. But I really want you to jump out there and take the leap and start using Claude because I know that when it comes to your real estate business, it is just better, particularly when we're talking about any writing. ChatGPT, it was built for speed and it's optimized to give quick answers. It has more of a casual tone, and you can get these answers in high volume. Think texting, where Claude, it was built to be somewhat more thoughtful and nuanced. Of course, these are both language learning models, they're not actually thinking, but Claude is optimized to be more precise. Let me give you a concrete example. Say you're writing an email to a buyer who's frustrated because the inspection came back with 15,000 roof repairs. If you ask ChatGPT to draft that email, it's going to give you something fast and upbeat and pretty much generic. So it'll say something like, Don't worry, that is totally normal. Let me know if you have any questions. Nobody wants to hear that. If you ask Claude, it's going to draft an email and gonna give you something that is more measured, empathetic, and strategic. It will probably acknowledge the frustration, explain options, and position you more as an advisor who's really thinking three steps ahead. Both tools could write the email, but one of them is gonna sound more like you, Claude. And for real estate agents, that matters. When we're writing emails to certain people, it doesn't matter if it sounds like you used AI or not. But most of the time in your business, it does matter. And clients want to know that they're speaking to a human, that they're speaking to you in particular, and that you understand them and are on this journey with them. And I say all that not to say that Claude is so great and you should delete ChatGPT, because I don't think that's the reality. Both tools are excellent. We just want to use them for the right thing. So a quick social media post, ChatGPT. I'm thinking an Instagram caption, a Facebook post, a tweet. Chat GPT, it's gonna be punchier, faster. It's built for short form, casual content. Use ChatGPT there. An example prompt: write a two-sentence Instagram caption for a listing that just hit the market in Forest Acres. ChatGPT is gonna nail it in three seconds. If you're brainstorming headlines or a title, whether it be for an email subject line or a blog post title, ChatGPT is your, I don't want to say guy or girl, because we, I don't want them to be human. I don't want us to forget, but he's your guy. Okay. Chat GPT is great for that rapid fire idea generation. ChatGPT would be your go-to if you wanted to generate any images. And then anytime you need a quick answer to a simple question, Chat GPT. You'll want to use Claude for any long form content. So I'm thinking if you're writing a CMA, a neighborhood guide, buyer and seller guides, anything longer than a few paragraphs, Claude is better. Claude will maintain the consistency and the depth of your voice throughout the writing. Claude is better when dealing with nuance. If you're writing anything to the client regarding a contract or addendums, you'll want to use Claude. Anything where precise language matters, Claude is gonna be the better choice. It also handles complexity better. So if you are analyzing MLS data or summarizing any market trends, synthesizing multiple sources of information, Claude is gonna handle that better. And don't forget perplexity. I mentioned it last episode. When it comes to deep research, you'll also want to have that tool in your tool belt. And anything that requires empathy or strategic thinking. So think if you're writing to a frustrated client or you're navigating a difficult negotiation, or if you're advising someone through a difficult decision, Claude is gonna be the better tool for you to come up with a thoughtful and human-sounding response. You'll probably find yourself using both of them, and you may want to use ChatGPT to generate ideas and then follow up with Claude to bring the ideas to life and write, refine, and polish the ideas. For example, ChatGPT can give you ideas for your blog posts, and then Claude can help you write the post. So the bottom line here, if it's short and casual, use ChatGPT. If it's long and strategic, Claude is your go-to. And also if it involves client communication, use Claude. Make sense? Okay, so let's talk about pricing and privacy. And I know that the idea of paying for one more subscription is daunting. There are so many AI platforms and just more and more coming out. A lot of them give you a little taste for free, and then they have subscription plans if you want to continue to use them or use them more frequently. So it is difficult to figure out what you should be paying for and what you shouldn't. This is why I do the research for you so I can figure out which tools are actually worth you paying for and cut through the noise and tell you exactly what I recommend. Here's what you need to know ChatGPT and Claude both have free versions. If you've already been using the free version of ChatGPT, you have access to GPT 5.3 and that allows you to have 10 messages every five hours. And then it will drop you to a slower, less accurate model. The free tier includes ads. And I want you to keep in mind here that when you are using the free tiers of these AI platforms, your conversations and your prompts and messaging between the platform is being used to train the model. That's just the default. Claude's free version, it's Claude Sonnet 4.5 and it is a strong model. You get 20 messages per day. It doesn't have ads and your, but your conversations may be used for training, most likely would be. So the bottom line, if you're staying free, you don't want to pay, Claude's free version is better for you than Chat GPTs. But here's the thing: if you are using the platform frequently for real work, CMAs, client emails, neighborhood guides, research, you're going to hit the limits constantly. And then you're going to be held up. So you'll want to use the free tiers for testing. But when it comes to your daily professional use, the sweet spot for most agents is going to be paying the$20 per month tiers. And both tools offer this, ChatGPT and Claude. The$20 per month price point chat is going to give you that image generation and then also the deep research. But you do have to manually opt out. You'll go to your settings and your data controls and then turn off improve the model for everyone. So this is you opting out of it, retaining and using your data. So I just want you to note that even when paying, it is still using your data unless you actually opt out. With Claude Pro, the$20 version, you choose whether or not you want your data to be used for training. So the difference here, when you're paying the$20 for Claude, it makes you choose whether or not you want to opt into having your data used for training. The key difference here, Claude makes you choose whether or not you want your data to be used for training, whereas ChatGPT assumes that you do, unless you opt out. My recommendation for most real estate agents is that you pay for Claude Pro. I do think that you'll get a lot out of that paid version. And it's just better for your real estate work. You may decide that you want to pay for both of them, and that makes sense as well. But if you're only paying for one, I would go with Claude Pro. And I will note there are other tiers that you can pay for it. There's an$8 tier for ChatGPT, and there are more expensive tiers. These are for power users who are consistently hitting the limits. Most agents don't need this, but there are the business and team tiers. The big difference with them is your data is not being used for training by default. If you're handling a lot of sensitive client information, it is worth considering. But for a solo agent, the$20 pro tier is enough. And of course, you would have to follow all the privacy rules. And here's my rule: never put any real client names, addresses, financial details into any AI tool, free or paid. Unless you're on a business or enterprise plan with a signed data processing agreement, use placeholders, use fake names, even use hypothetical scenarios to get you through. If you keep these privacy rules in mind, you'll be good to go, whether using a free tier or a paid version of any of these platforms. So now let's talk about how to set up Claude so that we are getting the best out of it that we can. So Claude has settings, ChatGPT does also, but they are called different things. Most people don't even know they exist. And I'm gonna walk you through this how to set up your features, custom styles, projects, and artifacts. So first, custom styles. This is gonna tell Claude how to write for you across all conversations. And to set it up, you're gonna click your name in the bottom left corner in Claude. Then you'll go to feature preview and you'll turn on custom styles. Click settings, custom styles, and then you're gonna fill in the section that says how would you like Claude to respond? And here's a template that you can use and customize. I'm a real estate agent in blank city state. I primarily work with, and you add in whether you work with buyers, sellers, both. Then you'll add in information about your communication style. So you'll write communication style, tone, professional but warm, direct, and efficient, conversational, length, concise, detailed, varies by task. Format, bullet points preferred, slash paragraph, slash mix of both. Always remember I need fair housing compliant language. No safe neighborhood, great for families, etc. Include my brokerage name and marketing materials. Add in your brokerage name. When writing client emails, keep them under five sentences unless I specify otherwise. When creating documents, include sources and verify fact. Do not use overly formal language. No dear, sir, slash madam. Do not include generic AI phrases like, I hope this finds you well. Do not make assumptions about demographics when discussing neighborhoods. Save. Now, every conversation with Claude will follow these guidelines and you don't have to repeat yourself every time you want to prompt Claude. I'm providing this template so that you have an understanding of the different factors that go into play when Claude is crafting the writing for you. I hope you're able to think about your style and how you typically interact with your clients and then let Claude know that so that it's reflected in your settings in the beginning. I also want to talk about projects. So projects are their workspaces where you can upload files and save content and organize conversations by topics. Think of them like folders. You could have a folder or a project for neighborhood research, CMA template project, or a client email library project. The way that you want to use projects is to work on the same type of task repeatedly. In the beginning, you'll upload reference files, so past CMAs, brand guidelines, or sample emails. And the key here is you want Claude to remember the context across multiple conversations in that project. So to set up a project, click projects in the left sidebar, then click new project. Name it. So CMA creation, for example. Then add project instructions. So here, if it were a CMA project, you would say, this project is for creating comparative market analysis, CMAs for my real estate business. When I provide MLS data, analyze it and create one executive summary, three to four sentences, two market analysis, supply demand trends, three price recommendations and justification, four comparable property tables, five, neighborhood context. And then you want to add always format output ready for conversion to PDF or presentation. Use professional but accessible language, and then you will upload any relevant files. So this is where you'll upload the past CMAs, the templates, the brand guidelines. Then every time you want to create a CMA, you will use this product. And the beauty is that Claude is going to remember everything that you've uploaded and every instruction that you've given it within that project. Let's talk about artifacts. So artifacts is a feature where Claude outputs appear in a separate clean window on the right side of your screen. And if you're on your phone, you'll be able to click at the top of your screen, artifacts, and it will appear. So when Claude writes a document, a script, any long form content, it shows up in a separate window where you can edit it, copy it, or download it directly. You want to make sure that artifacts is enabled. To do so, just go to your settings and then feature preview, turn on artifacts. You'll click that. And now when you ask Claude to create a document, it'll appear in a clean window to the right. It makes everything easier to copy and it'll export Claude's work without you having to scroll through a conversation. Okay, so once you do all this, you still want to get Claude up to speed and teach it about your business. I'm gonna go through, walk you through two paths to do this. So path one, if you've been using Chat GPT or another AI platform and you feel like you've trained it, your hesitation for using Claude is that ChatGPT knows me, we get each other, I don't want to have to retrain another AI platform. Here's what you're gonna do. You will transfer everything that ChatGPT knows about you over to Claude. You can export your ChatGPT memory and you have a few options here. If you have given ChatGPT custom instructions, like what we just went over for Claude, you can go to your settings and in personalization, you'll see custom instructions and you can just copy those boxes and paste them into a document. If you haven't set up any custom instructions, then open up your best ChatGPT conversation, one where you feel like it really was getting your voice, and ask ChatGPT, based on our conversations, write me a summary about me, my business, my communication style, and my brand, format it as bullet points. Then copy and paste that response into Claude. And you can add, I'm switching from Claude to ChatGPT. Here's what ChatGPT knows about me and my business, paste it there, and now you've brought Claude up to speed. Now, if you've if you're new here and you've never used another AI platform, here's the exact template that you should use to introduce yourself to Claude. I'm a real estate agent. I need you to remember the following about me and my business. Give it your basic info. So your name, brokerage, location, year's license, specialties, buyer's agent, luxury. You like working with first-time home buyers, investors. Then you add my brand and you specify tone, professional but approachable, direct and no nonsense, warm and consultative, communication style, prefers short emails, detailed explanations, bullet points, unique value. What makes you different from other agents? So, for example, I specialize in helping first-time homebuyers navigate the process, or I focus on luxury, waterfront properties, compliance requirements, add those in there. Always use fair housing compliant language. Never use subjective terms like safe neighborhood or great for families. Always remind me to include my brokerage affiliation and marketing materials. Clients I serve. You can answer, tell it, let it know what your primary audience is. Common questions, add in pain points that you solve, and then say please confirm you say this information and we'll use it in all future responses. So just like you got Claude up to speed in your settings, same thing here. I hope this gives you an understanding of what Claude is factoring in when it's responding to your prompts, and you now have a better understanding of what matters so that you can get the best out of the tool for your business. One last thing, of course, I have to give you my legal compliance reminder. I've said it in almost every episode, but it is worth repeating. AI, Claude, ChatGPT, none of them know fair housing law. I've mentioned Claude is better at understanding nuance than ChatGPT, so it may recognize language that crosses the line, but it still will generate content that you cannot legally use. Make sure you review everything that you're sending out and filter out all the language that cannot be sent to your clients. Claude is a tool. It's a very good tool, but you are responsible for everything that goes out under your name. So, homework for the week, set up Claude. Go to Claude.ai and create that free account. Spend five minutes exploring, set up the custom styles, use the template that I gave you and fill out all your preferences and get Claude up to speed. You can transfer your ChatGPT information to Claude using the migration process, or use the onboarding template and introduce yourself from scratch and then test it. Use Claude to write your next client email or listing description. Give Claude the same prompt that you give ChatGPT. You'll be able to determine for yourself which one sounds more like you, which one you feel like you have to edit more to sound like you than the other. I'm certain by the end of the week you'll know whether Claude is the right tool for your business. I hope that you're able to see that while ChatGPT and Claude are both excellent tools, they are not interchangeable.
